Small repairs have a way of landing right before a photo shoot, an inspection deadline, or a move-in. I can help with the minor items so they don’t hold things up.

  • Before listing: touch-ups, hardware, fixture swaps, and caulking.
  • After an inspection: the minor repair items from the report.
  • Move-in and turnover: small fixes between tenants or before closing.

When you reach out, send the list, the city or ZIP, whether the home is occupied or vacant, how I would get in, and your deadline. I’ll let you know whether it’s a fit before agreeing to anything.

This is for minor repairs. Work that needs a permit, major systems, and larger projects are outside what I take on, and I’ll say so up front.

What fits, and what doesn’t.

Potter Works is fully insured and is not a licensed contractor. I work under Arizona’s handyman exemption, which covers casual or minor work. It does not cover anything that needs a building permit or that is part of a larger project.

If a task isn’t a fit, I’ll tell you before agreeing to anything. Most work gets a project quote. If the problem needs a look first, I’ll explain any charge for that visit before you say yes.

Let’s get it done.

Tell me what needs fixing. I’ll take it from there.
